Paradise Estate Price Check, please?

This Paradise Estate is actually more complete than I thought it was; I'm asking for a price check on it so I can give a fair price to a possible buyer.    It's missing some of the more common pieces and somehow has some that, by logic, would be missing!(for example, both gates but no wall for them to attach to, and the heart topper but no table or umbrella?) Not pictured but also included are all 4 fans.

It's very dusty, you can see in the pics, and it has the typical orange tint to the roof, and some of the roof pieces are damaged, mostly the corners.  I took clear pics of all the damage I could see, as well as all the furniture included, under the spoiler:

Based on the color, I'm 90% sure this is a heart topper for the table umbrella and not the one for the buggy, that one is a lighter pink I believe?

the flowers
the pool shade and columns
1 sea horse statue
all the silverware
the perfume bottle
the comb
the cups
the two patio walls(but it has the 2 pieces of the gate and one of the lanterns)
the Patio Table and the umbrella(but it has the heart topper)
toy box(have the lid)
the stack toy
bed
1 window insert
all patio doors
1 window awning(the one it has is missing a tab, but still works)

Hmm, it's hard to say. I just sold mine in the UK for approximately $280 but it was in very good condition and had the majority of accessories. I may have also got more as it was not available in the UK so there are not many over here.

Sorry that probably doesn't help but at least it's a starting point
