If someone says "make an offer" on Paradise Estate, and it has most of its furnishings, whats a good offer from me and not offensive to the seller?

Just got one in similar cond. for E80.
I thinks it was fair, even if I need to clean all this now.

I think $90 is about what I paid for mine, it has a fair bit of the large furniture pieces, and all the flowers.
